This statement has been prepared to help people with disabilities and physical impairment to assess whether these premises will be accessible to them.   

The Bungalow

  • 71 Brambles Chine is a self catering two bedroom holiday bungalow let through Linstone Chine Holiday Services Ltd.  It is generally of sound construction using non-combustible materials.
  • The bungalow has no significant risk providing normal household safety precautions are taken and the gas & electrical equipment operating instructions are followed.
  • The main entrance is in the lounge/kitchen via a double glazed door, which opens outwards, this is the main exit in the event of a fire and is considered satisfactory as it is on the opposite side to the kitchen where a fire is most likely to occur.  Additional exits are via the main side opening windows in each of the bedrooms. These are considered to be usable by all but the firm, physically handicapped or elderly, although such persons may use the bungalow.  It is noted that the bungalow is predominantly hired by young to middle aged couples with children and there fore would not justify the expense of installing a second fire exit.
  • The bungalow has a general purpose dry powder fire extinguisher, in a purpose made bracket, attached firmly to the wall in the kitchen area, this was tested in April 2015.  A new fire blanket is also positioned in the kitchen area.  A re-chargeable torch is available, positioned just inside the main entrance door.  The gas cooker is chained to the wall and the connection was inspected when the cooker was serviced by a Gas Safe qualified fitter who also serviced the central heating boiler.
  • Smoke and carbon monoxide alarms are fitted in the main lounge area, each having new batteries fitted in April 2015 and are tested on a regular basis.
  • All portable electrical appliances are either less than one year old or have been PAT tested in April 2015
  • The soft furnishings in the lounge comply too the 1988 safety regulations, those in the bedrooms are compliant with the 1991 regulations to BS 7177.

The Site

  • The site has a reception which is approx. 200 metres/yards from the bungalow which has level access. Staff are happy to assist with practical needs during normal working hours although have no special training in dealing with specific requirements.
  • The site has a small shop for everyday needs and an access ramp can be supplied on request although the approach is over an untarmaced surface.
  • There is a coin-operated launderette on site via the same access as the shop. Staff are available to assist during normal working hours.
  • There is a large outdoor leisure area although no special facilities are available for disabled guests. Access to the beach is via a steep slipway and steps.
  • Transport to local entertainment facilities are available in the evening in high season. Folded wheel chairs can be carried.

Getting There

  • The site is approximately  4.8 km (3 miles) from the Yarmouth vehicle/passenger ferry terminal, from where taxis are usually available, and is 200 metres/yards from the nearest bus stop.
  • Vehicular access to the site is practical although via an unadopted road which is in variable condition.
