Access Statement

Bungalows 240 is a self catering single storey unit on a level section of the site. The Reception and Office are approximately 150 metres from the bungalows all on tarmac surfaced roads.

Office staff are helpful and will assist but have no special training.

When arriving at Yarmouth the holiday complex is 4/5 kms from the ferry where taxi’s can be organised. Booking in advance is advised.

The bungalows is approximately 600 metres from the nearest bus stop along the farm access road which is a recognised public path.

Vehicular access is via Monks Lane an unadopted road which is easily passable with care.

The site shop offering everyday needs and the launderette are on the same small complex as the office and can be accessed over tarmac with the exception of the last 15 metres which is over a loose shingle car park.

The entrance to the shop and launderette can be accessed with a ramp which can be supplied on request.

The bungalow is set back from a tarmacadam road /parking area with a 5 m grass area. Car Parking is only approximately 8m from the parking area and  can be approached along 75 cm concrete path which link to a South facing terrace.

Entry to the bungalow is via a standard width UPVC door with 23cm step. The bungalow is on one level and doors are all standard 75cm width with the exception of the interconnecting doors which are 90cm (only available when next door unit is used for one letting).

The kitchen sink also has lever easy operation taps.

The immediate outdoor leisure area is flat but with no special facilities.

The pedestrian access to the beach is via a level grassed area leading to steps, a steep slipway and further steps.

Risk Assessment Brambles Chine Nos: 240

This bungalow is a two bedroom holiday bungalow managed by Linstone Chine Holiday Services Ltd.  Bungalow use conventional brick construction with solid concrete base the floors. Internal ceiling and wall surfaces are non-combustible plasterboard.

The bungalow has an approximate floor area of 45m2 and entrance via UPVC double glazed doors with 240 opening outwards and 239 inwards. Sited opposite the kitchen / boiler area where fire is most likely these doors provide the main feasible Fire Exits.

Alternative escape routes are via side hung opening casement windows in both bedrooms. The alternative means of escape would not be satisfactory for the elderly or for the physically handicapped but as the holiday accommodation is predominantly used by young and middle aged couples with children it is not considered worth installing a second Fire Escape.

This bungalow has a  fire blanket  and fire extinguisher positioned in the kitchens.

Emergency lighting is provided by torches and both have been tested.

As per current regulations this property has smoke and carbon monoxide detectors fitted with long life batteries. Tests proved satisfactory.

Soft furnishings are compliant with fire and safety regulations 1988 and bedroom mattresses with the 1991 regulations to BS 7177.

With regard to certification all portable electrical fittings have current PAT test labels.

The Worcester Bosch Combi boiler has a Landlord Gas Safety Certificate which also cover  the cooker in the hob.
